Four Large Lots In Cody Wyoming, Zoned Residential
B, comprising 2.2 acres in the northeast quadrant of
Cody, are some of the last lots available within the city
limits (no kidding) and thus are eligible for city
services. The acreage has been divided into four
approximately equivalent sized lots, the largest of which
is 24,184 square feet. The other three are approximately
24,000 square feet. Power runs to the lots and water and
sewer are immediately adjacent in the street on the north
side of the lots. One sewer tap for each lot is already
paid for by the owner. Natural gas service is also
adjacent to the lots on the north boundary. Residential B
is zoned for single family residents, multi-family
residents, town homes, condominiums, duplex, multiplex,
apartments and mortuaries.
The property is large enough for a mix of any of
these types of developments and can meet the parking
requirements thereof. A small irrigation ditch, Cody
Canal irrigation runs the length of the property on the
south side and carries a small water right for the use of
the ditch. The lots are level, and minor amount of fill
would be needed only on the large eastern lot where a
slight depression exists. The surrounding neighborhood is
single family homes, a church and a modern subdivision of
single family homes to the northeast. All of the
amenities in the Cody area are easily available within a
short distance from the property, including schools,
shopping and recreation.
Pricing: Because these are some of the only "B"
lots left in the Cody city limits, and because of their
